1.used when you are giving someone something that they have asked for or that they have just bought. 

   Here you go sir, I am sure she will love these. 

   Here you are, help yourself! 

  Could you pass the sugar, please?  Here you are.

2.used to show that you are about to tell someone something 

   So here you are/go, the top 5 things you need to know

When «here you are/go» is used to show that you are about to tell someone something, you can use a direct object, but a comma in writing is necessary and  a pause in speaking.
